At Seminary Towers, a 13-story high-rise community in Alexandria’s Seminary Hill, State turned dead space into one of the property’s most-used amenities. What had been a storage area was repositioned into a full community fitness center—State handled the complete conversion, reworking the space from a back-of-house function into a finished, resident-facing amenity built for daily use. It’s a smart use of square footage that was already there: no addition, no expansion, just underperforming space turned into something residents actively want. Today the fitness center is one of the amenities the community leads with.
