The Oliver Hotel

In the heart of downtown Knoxville, State transformed a historic property into a refined boutique hotel that feels unmistakably local. The scope ran the full interior: a complete renovation of the guest rooms, a reimagined lobby that sets the tone the moment you walk in, and refreshed hallways that carry the design through every floor. The centerpiece was the transformation of the historic Peter Kern Library into an intimate, hidden speakeasy—a moody, book-lined bar tucked just off the lobby that’s become one of the city’s signature nights out. State also delivered a ground-up build-out of the Tupelo Honey restaurant, giving the hotel a full-service dining destination under its own roof. The result is a property that honors the building’s character while delivering the polish, comfort, and experience today’s boutique guest expects.
